Minto Apartment REIT achieved strong financial performance in 2024, with a 5.1% year-over-year revenue growth and a 7.9% increase in normalized NOI. Normalized FFO and AFFO per unit reached record highs, increasing by 12.9% and 15%, respectively.
The REIT significantly reduced variable rate debt through refinancings, asset sales, and CDL repayments, ending the year with improved debt metrics. It also increased its annual distribution by 3% and repurchased $15 million of units under its NCIB program.
In January 2025, Minto entered the Metro Vancouver market by acquiring a 50% managing ownership interest in the Longdale Square property without issuing equity or diluting cash flow per unit.
